Together, they found that:


  1. Extreme cold temperature had created condition for condensation on less insulated wall panel

  2. Au faulty stage 6 fan plug which potential had just enough gap to allow condensation to also find its way between conductive prongs

  3. Creating conditions for electrical current to arc and generate deteriorating heat

  4. Proactive and quick localisation of this fault avoided ignition and propagation to the structure.
